Vacation-lodging brokers skip extra Tennessee licensing

In Tennessee, vacation-rental brokerage work now has a narrower credentialing lane. A new law says affiliate brokers and brokers licensed under the Tennessee Real Estate Broker License Act do not need the extra licensure or classroom hours tied to a vacation lodging service firm’s designated-agent role, as long as the work stays under a principal broker’s supervision.

That means a firm handling short-term stays can rely on people who already hold a broker license instead of sending them through a separate training track for that part of the job. The change is about staffing and compliance, not about removing the broker at the top of the chain.

A shorter path, not a looser one

The exemption is narrow on purpose. It reaches only vacation lodging service work, and only for brokers and affiliate brokers who would otherwise have to pick up the additional licensure and training the law describes.

For owners and managers, the practical effect is simpler scheduling. A licensed broker can step into the transaction side of a vacation-lodging deal without first clearing another credentialing hurdle, which may make it easier to keep that work inside an existing brokerage structure.

The principal broker still sits above it

The guardrail is the supervision rule. Any vacation lodging services performed without the extra licensure must remain under the principal broker of an affiliate broker, broker or firm, so the new law opens a lane without changing who is responsible for oversight.

The measure takes effect once it becomes law. In practical terms, Tennessee has trimmed one layer of training and licensure for a specific kind of real-estate work, while leaving the supervisory chain intact.
